Building can be a daunting process but we’ll make it easy for you.
We will guide you through the steps, recommend local consultants, have your plans drawn up and your building consent application submitted to council where required. All your council inspections will be taken care to the point where your building leaves our premises. We can apply for your Code of Compliance Certificate for you if required.
What does the purchase price include?
The cost of a Modular Dwelling includes the following (unless otherwise specified):
- Built to Very High Wind Zone standard
- Double glazing with double window catches
- Fully insulated to new H1 thermal standards
- Our unique vermin-proof underfloor insulation system
- Colorsteel roofing and Marley Typhoon Series guttering and spouting
- Cladding options include colorsteel, shadowclad plywood, a range of cedars options, and combinations to suit your budget and preferences
- Semi-commercial grade Tarkett Traffic 250 textured vinyl floor covering
- White-washed grooved plywood ceilings with small rafter detail
- Kitchen and bathroom (except cabins)
- Gas califont (except cabins)
- Electrical, gas and plumbing complete, with certificates, ready to be connected on site
- Turn key* (ie fully finished interior and exterior)
Essentially, you are buying a fully finished small home or cabin, or prefab modules*, ready to be collected from our workshop.

Do I need a Building Consent?
You should always check with your council, but generally you will need a building consent for any building with kitchen or bathroom facilities. A building under 30m2 without kitchen or bathroom does not need a building consent, but if over 10m2 (such as our tiny cabins) restrictions apply, eg required to be built or overseen by a Licenced Building Practioner.
Decks more than 1.5m above ground level require consent. Structural buildings such as verandas may require consent.
Are decks, verandas and ZipTrak systems included?
No, these are not included except in the Lander Series. The deck and veranda is an integral part of the Lander Series and comes flat-packed ready for assembly on site by either your own builder, or if you are local, we can do this on an hourly rate basis.
Why is the cost of joining the modules not included?
Our modular dwellings are designed to be transported. They may end up any where in New Zealand. Therefore we are not always able to do the connection ourselves. If you are local however, we will do this work on our hourly rate basis. We know our own systems and are the best able to do it. Otherwise we will supply the plans for your own builder.
Can the buildings be modified?
Yes, definitely. We aim to build a tiny home that is exactly what you want. There is a fee for this though, as it takes extra time to plan and to build. Architectural plans will be required for structural changes and will be on-charged to the purchaser.
What fixtures and fittings will we get?
Generally you will get the bathroom and kitchen items as seen on this website. The fittings that best fit each tiny home design are used. Parmco 8 function oven, gas hob and rangehood are our standard. A full list will be included in your contract.
Can I choose my own colours?
Yes, in most instances.
You can choose your cladding, Colorsteel and aluminium joinery colours. There is also the option to upgrade to vertical cedar.
Our standard interior wall colour is Haast White and ceilings are white-washed, but you can choose a different colour if you prefer. There may be a slight extra cost for this.
There is a range of vinyl flooring choices, and a choice of melteca kitchen cabinetry, bench top and handles. Standard showers are white but can be upgraded to bright (chrome-look). Standard bathroom fittings are chrome, but can be upgraded to other finishes.
What is Very High Wind Zone standard?
This is the second highest zoned standard, meaning our dwellings are suitable for almost any site in New Zealand. They are built from fully stress-tested timber, with studs 400mm apart (compared with standard 600mm). Our pre built homes and cabins are designed to last!
Are decks, verandas and zip-tracked systems included?
No, these are not included except in the Lander Series. The deck is an integral part of the Lander Series and comes flat-packed ready for easy assembly on site by either your own builder, or if you are local, we can do this on an hourly rate basis.
Do you build shell only or partially finished?
We sure can.
Who organises council consents?
We organise the architectural plans and council building consent up to post-lined stage, and invoice you for these.
In some circumstances we will also organise site plans and consent. We can apply for your final Code of Compliance Certificate if requested.
Who organises the transport?
We organise transport and optional transit insurance.
How long will it take to build?
It generally takes about six weeks to get from signing to building consent. It takes us about six to ten weeks to build, depending on the modular home design. Our schedule can vary but the minute you sign your contract and put down your deposit, you’re next on the list!
Can I pay in instalments?
Yes. We ask for a non-refundable deposit of 10% at the time of signing your contract. When we start ordering materials, we will invoice you for 40%.
There is a 40% instalment when your home is ready for interior painting. The final 10% instalment is at build completion, after you inspect your dwelling. This must be paid prior to transport.
What is my security?
In your contract, there is a clause stating that you own whatever you have paid for. This means in the unlikely case we went into receivership, your building would not be liquidated to pay our bills.
You can register with the Personal Property Securities Register at your expense.
You are welcome to visit (by appointment) throughout your build to see the progress. In fact, we encourage this as it is part of the fun and you can make decisions on light and power point placement, etc, while doing a walk through.
